This is a beautiful, private, four star villa situated within a beautiful park with olive trees, palms, flowers and shrubs. It is impossible to say it is located within a garden because something this size is really a park. This is a serious amount of space: the total area covers over 22,000 square metres, about 5.4 acres. From spring onwards, Mediterranean plants provide a riot of colour.
It is a truly stunning, traditional Dalmatian stone house with the ambience of a small manor house and provides endless space for 6 people in three luxury, en suite double bedrooms. (On request, it may be possible for one extra sofa-bed to be included for one child).
In local dialect, the name “Primorje” means near the sea and indeed it is. The address of the villa is “ Put Primorja” which means “the way to the sea”. It is just a 10 minute walk on a path through an olive grove to the beach. The villa stands on very slightly elevated garden and the sea can be seen from some parts of the property.
The villa
On the ground floor there is an open-plan living-dining room and a well equipped integral kitchen.
The dining table seats 10 although most people would choose to sit out on the beautiful furnished terrace for meals and drinks . This very large terrace is reached through doors which open from the living area. The kitchen has a proper electric oven and a four ring hob, fridge-freezer, dishwasher, microwave. Please request kettle and toaster at time of booking. An outdoor BBQ is also available on request at time of booking. Full sets of cutlery, crockery and glassware. Also on the ground floor there is a separate toilet and washing machine plus one double or twin bedroom
The bedrooms
On the ground floor Room V1 is spacious with one double bed (the bed can be prepared with separate twin bed linen, please request at booking), with bathroom with walk-in shower and hairdryer, satellite TV, safe and robes and slippers. On the first floor Rooms V2 and V3 are almost identical and V2 has a slightly larger bathroom.

The outside pool area
There is a very large terrace with sunbeds and parasols included. Pool towels are kept in the villa. There is a heated whirlpool-jacuzzi by the pool and freshwater shower.
The outside terrace
Leads out from the living room and has table and chairs for outside dining and drinks. Beautifully lit with exterior lights which are also around the pool terrace and in the park-garden.
The summer kitchen
Due to the enormous amount of green space and outdoor terraces, the property is available for weddings and private celebrations with or without accommodation at the villa.
There is a very large, fully equipped summer kitchen building away from the villa where meals and drinks for such events are prepared. These events do not take place during villa hire by private guests.
A professional chef can be booked for one evening or more or indeed, for breakfast and evening meals (half board basis) can be chosen with chef and staff using this separate summer kitchen. Full board is also available (including lunch) with special requests such as BBQ , or lighter lunch dishes. Every effort is made to meet all requests within the parameters of half board and full board costs. The chef can prepare any a la carte meals or specialities upon additional payment (ingredients and time).
The décor and style
Local wood and stone. Traditional yet cool. There are beams in some rooms, traditional wooden shutters at bedroom windows, wooden staircase, wooden part canopy over part of outside terrace and lots of local stone in walls, courtyards and so on. The exterior of the building is a sunny custard colour and the entire villa was restored in 2015 (originally 19th century building) and was redecorated in 2021.
Safety and security
The property is located behind a gated entrance with security operation. There is parking for several cars.
Around and close to the villa
There are some small shops, bakery in the village under 5 minutes drive and larger supermarkets in Biograd na Moru, 10 minutes drive.
The village has a post office, a couple of café-bars, a few restaurants, doctor’s surgery, pharmacy, bakery. There is also a fresh fish stall (go early, usually sold out by 9am!) By the beach there are some more restaurants, bars and beach shops.
Out and about
Guests who prefer excursions will find trips to Vrana Lake (the biggest lake in Croatia) 15 minutes away, Plitvice Lakes National Park is 1 hour 40 minutes away. The historic city of Zadar is 45 minutes (available on local bus). Krka National Park is 45 minutes drive and Croatia’s second city Split is under two hours by car (around 2 hours 15 by bus). The Kornati islands National Park (chain of over 100 wild, uninhabited small islands) is a day trip excursion by boat which usually includes lunch on board and a stop for swimming.
Excursions can be booked at the office of Ilirija Travel in Biograd na Moru (next door to Hotel Kornati) which can also arrange boat rental, or at any local travel agency.
An excellent day trip is to take the regular ferry (cars and passengers) from Biograd na Moru to Tkon on Pasman island (crossing time 15-20 minutes) . Explore this very green island and the tiny villages or enjoy the beaches near Tkon with a choice of restaurants and beach bars. Return later and perhaps enjoy dinner in Biograd na Moru.

Minimum stay and durations of stay
FOUR NIGHTS in July and August. TWO NIGHT stays all other months. Variable durations are available, example, 10 ,12, 16 nights subject to availability all months. The villa is available from late April until mid-late October. (in recent years, climate change has resulted in warm and sunny weather in October).
Last word - A beautiful place for a relaxing holiday with vast amounts of space and privacy yet close to beaches, sights including national parks and historic towns and cities. It’s a place to do lots or little! We believe this part of North Dalmatia is one of Croatia’s best kept secrets and Villa Primorje is certainly a great “find”.
